With the current economic crisis many real estate property and houses face foreclosure, making them available particularly at Sheriff auctions Anyone who catches on to this opportunity can make a cash cow out of it, but is acquiring Philadelphia investment property legal? Wholesaling is similar to ‘house flipping’ in which a buyer purchases a home fixes it up and sells it for a large profit to a traditional homebuyer.

The recent trends in real estate have made it extremely difficult, if even possible at all, to do house flipping. To adjust to current real estate market trends, investors have turned to investing in Philadelphia investment property to get rich. There is a negative reputation associated with ‘house flipping’ which also attaches to wholesaling, but a lot of people lost money in these kinds of deals. The lost profits are not exactly the fault of the house flipping process as properties which are not too valuable should have not been spent on to begin with.

As negative as wholesales may seem to most who really don’t understand it, on the contrary it is actually good and is perfectly legal. Fixing a property is way easier than going for a house flip. The best thing about this is all you need to do is sell the property to someone has a need for it and you can quickly and easily dispose of the property still at a profit without spending too much time and money on it. Stay away from buyers who will be using government backed loans as they can have a hold on your property before selling.

In any wholesaling or house flipping, keep in mind the seasoning issues that will apply to it The Housing and Urban Development (HUD) agency ensures there is a common ruling or guideline on the length of time a property is held before it is resold in the market. One year ownership at least is required for a real estate property to be sold to buyers who intend to use loans assisted by HUD via the Principal Mortgage Insurance. This HUD ruling when kept in mind guarantees freedom from legal hurdles which may prevent the purchase of low-cost housing.

Problems may arise because of investors failing to explain in detail their purchase agreements to the realty owners, thus leading to confusion and misunderstandings More often than not purchase agreements make it possible for a buyer to pull the plug on a property sale and he will not be held accountable for breach of contract because of some clauses allowing him to do so. People selling their property naturally do not like the idea of being left by their buyer without being held liable for it, but the reasons for such clauses are valid. If it would cost more to repair the property than to resell it, or if the investor soon realizes he needs something else, he would be covered by the clauses of the purchase agreement and back out easily.

As with every method of growing your money you’ll have to watch out for schemes when buying It may seem shady, but the good news is it is perfectly legitimate and allowable. The key to maintaining a good reputation is to act businesslike, behave honestly and be straightforward with all parties in the deal.

This is a question I try to ask myself, well, at least every week. And I do stuff about it. So should you.

Because I just hit the big 4-0 (that’s pretty freakin’ big 4 and 0), I felt like sharing some things. Hopefully as you read, you will imitate, emulate, elucidate, pontificate, and if your lucky, later on, fornicate! LOL.

Things you should do (to get free).

1) Birthday WEEK! I do this every year since I don’t even know when, because one day is just to short to celebrate your life. You are just too cool to be doing what everybody else does, so freakin’ act like it! Or unsubscribe already because I can’t help you, so go spend more time with Oprah instead of me.

How I do it.

I just start it on a day, say Thursday, your choice depends what day your actual birthday falls on, that’s the greatness of it, YOU get to CONTROL TIME for a week. So, from say Thursday to next Wednesday, you make it a point to do AT LEAST one thing each day that you enjoy and don’t normally or easily get to do during the rest of the year. I’ve done too many to count (and I’ll show you a couple of this years in a few) but some of the things were,

-Go to the movies ALL DAY

-Take or be taken out to lunch by a loved one or friend you haven’t seen in ages.

-Day Trip (or overnight) to a city close-by

-Go be a tourist for a day in your own city

-Go play hooky with your kid

-Sleep late

-Throw a party. Better yet, crash somebody else’s (cheaper) and make it your own. I have done this and had this done to me, and both are just as good and still fun

-Work on your bucket list. Do something for the first time every year

Look, the list is endless, just do it. So far, I can think of at least three other people in my circle who do this now because of me. The more the merrier, I say.

(By the way, stay with me, this is ALL going somewhere)

2) Get EDUCATED! Freedom does come with a price. People have died for it. Don’t get nervous Jason you don’t have to go join the armed forces or anything, but you DO have to kick in a little. Time. Money. Energy. You have those things, you just need to learn how to use them to your best advantage, that’s all.

Uh-oh, here’s comes the pitch!

No, it’s not even like that. A lot of you have asked me how I do what I do, how did I start in real estate, how long I’ve been doing it, etcetera.

The short answer- I just saw a path and I followed it.

Along this path, you will find many people claiming this and that, “Financial Freedom if you buy my course!”, “no money down real estate”, “zero-risk investing”, so many different voices calling.

I’ll be honest, I have bought a lot, A LOT of these real estate courses, spent a lot on my education, and in the end, there will be a point where the books and the courses can’t reach, that’s the point when you have to  “jump from the plane” so to speak and just wing it.

You can’t know everything. You can’t be good at everything. S**t happens. Doesn’t matter, you can still make money. Still be free.

None of this is really new or profound, I only bring it up to show you something.

Every once in a while I find a person, or a product, that I consider to be an awesome resource and a short cut to getting caught up to where some of the big boys are. Keep in mind, short cut doesn’t mean “I made 30k in 30 days”, that happens once in a while, but don’t bet your life on it.

If you ever wondered how I got to be this way, where these e-mails come from, or maybe you’re just curious to see what I may know that maybe you don’t… it’s not even that complicated.

About maybe 18 months ago, I decided to pay for a coach. I was doing real estate deals before that, but, I wasn’t satisfied with my progress, point blank. What I was doing was just not… exciting to me.

I found this guy named Preston Ely. Paid him to coach me for a year. Now, I’m not here to write a review of him or get you to pay him (if you want to get him, yeah, I can put you in touch with him) but the process definitely got my mind right about a lot of things. The most important thing – FREEDOM.

Preston is not for everybody. Then again, neither am I. And he hasn’t been my only coach, but, my first.

Wow. Need a breather. Sorry for so much back story, but I thought it was necessary.

Anyway, as I continue to build and grow my business, I keep hitting walls here and there, technology, time management, and gosh-dang-it, I want to have fun. The way to do this is SYSTEMS.

Robots would be great, but they have a tendency to rebel, clone themselves, and try to cause nuclear havoc so they can be left alone without humans and have robot sex- what- waitaminnit I don’t know that for sure. But software is definitely the next best thing to robots, other than a sweat shop, yes, software helps me do a lot of things I would never have time to do myself.

This is where FREEDOM$OFT comes in.

Right now I use a bunch of systems cobbled together from what I like about other people’s systems, from Craigslist automation, to database management, to all sorts of things, OpenRoad (formerly Realeflow) and now MyPropFolio – look, if you don’t know what the heck I’m talking about don’t worry about it, it’s basically what I use to keep track of everything I do – and it’s not easy.

I have gotten to take a sneak peak at something that I believe is going to make my life and business sooooo much easier than it  currently is with the stuff I have cobbled together. Right now my system is kind of like your cousin’s Ford Escort, sure it gets me there, but it’s always a gamble, and what about SPEED? RELIABILITY? EASE OF USE? STYLE?

Take it from me, if you EVER want to get into doing more than just fixing and flipping houses, you’re going to need some solid (maybe even unorthodox) education and some systems to back it up. PLEASE BELIEVE ME.
